im new to this message forum and i am looking for a house to relocate down town.i cannot afford the high end areas such as german/victorian village ect. any recommendations of areas that are on the up tick would be helpful and appreciated. fixer uppers are welcome :)

Olde Towne East, Olde Towne East, Olde Towne East. The area is downtown and affordable, hip, young, fun and happening and definitely on the upswing - be selective on the street and you will be happy you did - don't believe the negative chatterbugs - check it out and you might find your next great place to live - good luck in your search too!

The housing stock also between E Long and Mt Vernon in the King Lincoln District is also first rate and a fixer uppper/homeowners delight as well

Hot Spots for development in the down town Columbus area are as follows...
King Lincoln- tons of stuff going on..Nobo Condos on 21st,Whitney Young town homes are waiting to be completed.If you are looking for a 1,2 or 3 bedroom home check around 21st to North Ohio Ave. They are some really nice homes(some are in need of rehab)in that area that are just sitting there and can be purchased for a modest price. Pointdexter Village is going to be torn down and the tenets given vouchers so they can relocate, which, will really help the neighborhood.
Southern Orchards/Swaynes Corner
Childerns Hospital,City of Columbus,Whitter Landings and the United Way are invovled,tons of houses and lots are being bought and rehabbed in this area. Check around Stanley and 18th Ave, they are alot of houses in that section that are just sitting empty and waiting for a owner.Childerns Hospital is doing a 800 million dollar expansion that is to be completed in 2012.

What exactly are you looking for? A quick search of Zillow or a similar site should yield you good results. I personally own a home in the Old North Columbus area south of Hudson and find it to be affordable, close enough to amenities and have found the neighbors to be friendly and neighborhood oriented. Do you have a price range? I know some for sale in the area.

No one mentioned Westgate? It's a slight tick farther out than some of the others - 5 miles from downtown city center - but is cheap & awesome. Strong neighborhood groups, lovely older homes (many of which can be had for a song), fantastic neighbors. I do miss the walkability/easier bikeability of the closer-in 'hoods, but then again, I'm in taco truck heaven. :)

Biking will get a bit easier when they finish the connector at the Northern end of Highland West and tie the neighborhood into the Scioto and Olentangy trail-ways.

My advice; right now you can still find affordable places in some of the more "expensive" districts. We were able to find a deal in north Italian Village. Bordering with Weinland park; there are still finds one can make in VV, Harrison West, German Village, etc. Other than that OTE is great as others have said. Before we moved here we were looking in Old North Columbus, Weinland Park and OTE/King-Lincoln.

German Village area specifically, while you do not want to go right to the East of the bounds, if you go within 1 to 4 blocks south of it you can score a house for pretty cheap, enjoy all the same places you would if you had bought 4 blocks north, and don't have to worry about historical codes and getting approval for some new flowers.
I will second the Westgate option, great prices for some nice houses, seems like 70% of them have finished basements too if you like that kinda thing.

http://www.westgateneighbors.orgYeah, there are some great homes to be found in the Hilltop area, particularly in Highland West and Westgate. Though it is a little further removed than the first-ring neighborhoods. It's about as far from Downtown as Clintonville, which is still close enough for a lot of people. ;)

I've owned a home on Bryden, in Franklin Park South, and a home in Italian Village. Franklin Park South and OTE both have a great sense of community and aren't as transient as Italian Village. I really wish there were more owners, families and long term tenants in Italian Village.
The bad side of The Near East Side (OTE, KL, Woodland Park, FPS) is that it is an enormous area, with amorphous boundaries, outside of which is a crime ridden, low income area of predominantly public housing that isn't going away. Because of this, crime will always be a bit of a problem - but not insurmountable with the proper precautions and security systems. Great housing stock though and now is the time to buy it.
If I were in your situation, I'd be looking at OTE and Franklinton, specifically the peninsula east of 315. While it isn't the best area now, almost all of the public housing has (or will soon) disappeared and a new flood wall protects it from historic flooding.
Twixen, love me some Westgate - but in terms of being next to downtown, it isn't.
