Looking to lease

My husband and I are moving to Columbus at the end of the summer and are looking to lease for a few years before we buy. We would like to be in town, Short North, Victorian Village, Harrison West, Brewery District, Downtown etc. rather than the suburbs but we would consider Bexley, UA etc. I've only been to Columbus once and it was for 2 days so my understanding of the different neighborhoods is mostly limited to what I have read online. What we are looking for:
Minimum 2 bedrooms
Minimum 2 bathrooms
1900 sqft or larger
Outdoor space
Modern or remodeled
House, condo, apartment doesn't really matter
Maximum rent of $4500.00

I am having a very difficult time finding what we are looking for mostly due to preferred location and size. It seems most of the larger rental properties are in soulless cul de sac developments in the 'burbs. Just say no to McMansions...

If anyone has a property, knows of a property or knows how to find a property that meets the requirements I would love to hear from you.

The issue seems like the preferred areas you are looking at do not have larger properties and/or outdoor spaces. I'm not saying its impossible, but typically you are looking at smaller townhouses or standard apartments for single people with no greenspace in SN, HW, etc. You may want to check out Clintonville, its just north of OSU campus and may be more of what you are looking for.

My favorite site to look for apartments is padmapper.com

I am selling my condo in UA that is 2/2.5 and 1400 sqft plus 300 sqft finished basement. Our mortgage and condo fee is $1200. Just to give you an idea!

Thanks for the tips on the Clintonville/Beechwold area. I should be clear that I'm not ruling out any particular area or neighborhood. I have been searching the whole Columbus area. We're hoping to be somewhere inside the outer belt if that makes sense? I just can't find anything...

If your max rent is $4k+ and you still can't find something in Columbus, you're doing it wrong. I'm not sure I've ever seen anything on metro-rentals that high.

padmapper is good too, you can put in the criteria you posted above and see them all on the map.

@Nero and MrPop- Uh... yeah. I realize I may be doing something wrong. Hence my post here. And truly it's not that I haven't found anything available, I just haven't found anything big enough. Or nice enough. Or too far from twon. And if it's big enough and nice enough and in town then it doesn't allow pets. I consider the Westies to be my furry children but most landlords don't. Thanks for the padmapper tip! I've tried metro rental, trulia, realtor.com, the columbus mls, various property management sites etc.
@Heresthecasey- Yup! great site. I keep checking it.
@Ameeker- We'd consider a lease purchase but really looking to just rent for the first couple years.

I would say Eastgate, Berwick and Bexley are your best bets for finding properties close to downtown with suburban sized green-space. Eastgate is kind of the great hidden secret of the East Side.

I imagine the big issue is that you want to rent/lease rather than buy. I think most rentals in this area are apartments, not homes. Is your budget $4500/month or per year? If it's per month, you could buy a large house with a big backyard in many neighborhoods across the city --such as the King Lincoln District --for the cost of one year's rent. Live in it a few years and then sell.

I would personally recommend against UA, but maybe that's just my personal biases. It has a reputation for snobbery and racism.

I think $54,000 would be a good start on a nice fixer upper in a decent area, but I think it might be a bit more than that for a nice 'move in ready' home.

No disrespect to you, but as someone born & raised in UA I take issue with that comment. To paint the entire community with such a broad stroke is pretty off-base.

Not trying to derail the topic, but I happen to think UA is beautiful and can be a great place to live.

just north of Henderson Rd(Schreyer Place ,Dominion Blvd,Overlook Blvd)there are some 2000-2500 sq ft houses in that era that pop up for rent.
the problem for you is these people just put for rent signs in their yard and do not advertise
you are correct with the no pets allowed situation,some rental agents like
Wallace F Ackley are stuck on that

this comment is hilarious,because some of my friends say the same thing about German Village/Short North.

When I lived in Columbus, I rented a place at 138 Punta Alley; Italian Village. 2K a month and the place was un-freaking-belivable. My movers comment was "Is this a film studio?"

Well, to be fair, I've had a number of friends who lived in UA, and they were all lovely people who were neither snobs nor racists. But on the other hand they all described UA as full of snobs and racists --that's a lot of where my opinion comes from.

At any rate, I didn't say my opinion was gospel truth, I said I had a personal bias based on UA's reputation. True or untrue, that's definitely the reputation UA has long enjoyed in center-city Columbus.

UA is also one of the whitest suburbs around --something I've always heard was enshrined in city law as recently as the 70's. But again, that's rumor not fact.

With all that said, you're someone I've always respected on the boards. If you went through the UA schools and didn't find them intolerant of either poverty or melanin, then I'll definitely weigh that against the other stories I've heard.

It's difficult, but far from impossible to find a nice Columbus house in that price range in this market. Our own place cost far less than that, and during the year we hunted, we looked at a number of places that were close to that price point.

Of course, for a deal like that you have to be lucky, patient, and willing to take a chance on a transitional neighborhood.
