Lennox apartment project gets bigger before it gets started

Klingbeil Capital Management LLC biz Watch is expanding an apartment development project near Lennox Town Center in Columbus even before it begins making way for construction.

The developer originally planned to build a mix of 120 one- and two-bedroom apartments on 2.4 acres off Kinnear Road, but has an agreement to buy an adjoining 2.5 acres so it can expand the complex to about 190 apartments.

Very cool to see more apartments coming to this area. I've always thought that the area surrounding the Lennox could be build up more than it currently is, given its proximity to OSU. There's some accessibility issues that need to be worked out though, as the railroad tracks, highway, river and speedy traffic along Olentangy all are currently restricting the walkability and bikability of this area. Makes it feel much more disconnected that it should.

Might be a very convenient location with Lennox nearby and if any future 315 Tech Corridor rail line goes in from Riverside to downtown....you know, maybe 50 years from now.

Love the modern look. Not enough of that style in Columbus, although it seems east campus area is getting a healthy dose of modern new construction here and there.

This looks similar to what was built a couple of years ago on Summit Street around 17th. Crappy materials were used, I think; they look pretty bad unless one is going 45 mph.

+2 This is typical, overpriced (for the students), crappy student housing. Sadly it is hard to go past at 45mph as Clinton Township is renowned for its speed traps.

Huh. I like the design. I like the ones on 17th as well. To each his/her own.

Doesn't every developer use crappy materials anymore to save a buck? C'mon now.

I'd hope they use good enough materials so the tenants won't be chronically annoyed with trains going by...

Now if they, the township/OSU, could do something about Kinnear road to make it look less like a country road. Perhaps add curbs, sidewalk and street lights. I recall OSU wants Kinnear Road to be better integrated with the rest of campus (even moving 315!). A lot of their research buildings are located of it and as it is right now it's kind of no mans land for pedestrians/cyclists.

Curbs and sidewalks would make it more difficult for Clinton twnshp residents to rent out their front lawns for parking on OSU gamedays...

Dueling Columbus apartments getting start soon

Expect to see construction on two apartment complexes along Olentangy River Road near Ohio State University before the onslaught of winter.

Columbus Business First reported Aug. 18 that Klingbeil Capital Management LLC expanded its plans to build apartments at 811 Kinnear Road not far from Lennox Town Center. The developer intends to move forward on 94 apartments this fall as it starts cleanup of the old Walker National factory site, where it expects to build 96 more units.

Uggghhhh.... I own a house in Clinton Twp and feel like I'm fighting a battle daily with the renters that live there. I bought in the neighborhood because I love the area. This is nothing but bad news. My Target (yes, it's my Target) is going to be the busiest Target ever and the traffic is going to suck. I can only hope and pray that Clinton Twp enforces the parking and township codes. I feel really bad for the people that live on Rhoda. They are going to have that right behind their houses.

Add in another 100+ apartments at Grandview Yard, and 180 apartments at 582 Goodale and the whole Olentangy River Road corridor is going to get more crowded.

Awesome! I hope this helps the connection between OSU, Clinton Township and lennox. I know Clinton Township is doing a neighborhood plan for that area now. Hope it covers this. Exciting! :)

I've also noticed they've cleared the land and are preparing the site for the 190 apartment units located at 3rd and the rail road tracks here.

Between this (190 units total), the 3rd Ave & Olentagny (190 units) project, Grandview Yard Apartments(154 units) and Goodale across the street from White Castle HQ (180 units) project we are looking at 784 apartment units fairly close together (off or close to Olentangy River Rd) coming online about the same time.

Not sure how well connected they can be to OSU when it's a fairly daunting bike ride/walk to campus through a suburban-style shopping mall area. Maybe the OSU/Lennox COTA lines will be convenient enough. Otherwise it would be a little frustrating to live that close and still have to get in the car to fight traffic for half a mile then pay to park on campus.

The 82 seems to be pretty popular. I agree that Clinton Township needs to add sidewalks. I am not really sure about biking, but there is a trail through West Campus if they can get to it.

Are all of these developments specifically targeting students? I've not looked in detail into most of them, but I imagine that's not the case for the Grandview Yard apartments, so I would think that non-car connectivity to OSU isn't that important to most people living there.
