Does anyone know of any tenants signed for the High Street side of the Lazarus Building? I noticed they are doing some nice landscaping on High. I took this picture yesterday.
I work in the building and we received an email notifying us that the sidewalk work would take place and that it was done partly to attract tenants.
I can't imagine a deli or Panera-like concept wouldn't make a killing in one of those spots. You've got at least half the building filled with state workers who only want to spend 30 minutes on a lunch break and are probably sick of Subway at this point. Believe me when I say that i have a LOT of coworkers who eat out regularly and who think that Pearl Alley is too far away (for 30 minutes anyway).
I've heard a few rumors here and there, but I don't know if anyone has been officially "signed" yet.
Capitol South needs to either get on the ball, or outsource the tenant leasing to a third-party retail development company that can get some businesses in there. ;)
Chipotle would be one of my first picks...just so I dont have to walk to the Brewery District location.
What do you think the chances a night time restaurant/bar would open there. It's a good location, being next to several theaters and hotels, and there isn't much in the vicinity to compete with.

Personally, if I were a business looking to move into the space, I'd be pressuring City Hall to speed up some of the 2010 Downtown Plan that includes on-street parking for High and get some meters installed in front of the Lazarus Building. As lucrative as the nearby office workers may be, I'm willing to bet that the addition of meters between State & Town would double the potential customer base there.
