Housewarming gift for $200-$300

Seriously, I would ask, or at least make some general inquiries. That's a pretty substantial gift. Check and see if they prefer practical or decorative.
If practical, especially if it's a house that needs work, you honestly can't go wrong with gift cards. A new homeowner can always use a Home Depot or Lowes gift card. They have rugs, lamps, appliances, closet organizers. It's not sexy, but I would have fallen on anyone with joy who gave me money to help with some of the rehab projects on my house. Combining a few gift cards into something like a new refrigerator rocks.
If you are looking for one statement decorative piece... something heirloom-quality nice, crystal serving bowl from Tifany's is always a solid choice. Goes with everything. Useful even if it is just for having a big bowl to throw a salad in. I think big platters, trays, serving pieces are other good housewarming choices...
If you know the person well enough to find out if they have specific china patterns or sets of items, this website http://www.replacements.com/ can be useful. I've been buying my mom pieces for her sterling flatware set for her birthday and Christmas-- 40 years after her wedding, she may soon be able to use the sterling set she registered for!

A really good set of knives is ALWAYS welcome into a home and they aren't cheap.

Yeah, we have been holding off on our housewarming party until the first floor is done. I'll make sure to add you to the list. I do like the idea of something media/entertainment related. That is a pretty substantial price point and probably will be associated with a large item. We all have things in our houses that were expensive gifts we feel obligated to keep around. You guys have great taste, so I doubt that would happen but still...

Is this someone who has lived on their own before and already has the basics, or someone just starting out? I don't usually buy decor for folks, unless I'm absolutely certain that they want a particular item. I don't want someone feeling obligated to have something on display that they wouldn't have chosen.
For folks who are not just starting out, I often give plants or items to help stock the bar. These are way under the price point you've listed above. I don't usually spend that much on house warming (it's just a gesture, and it could feel pushy to spend a lot on someone else's home). However, if it's someone starting out, and they don't have basics, then find out from them what they are needing, and select accordingly (such as pots and pans or electronics, etc, which could reach into this price range). For me, this would be usually only make those type of house warming purchases for family members in the next generation - or friends children, to help them get started.
However, if this is the custom among your friends to purchase these types of items for housewarming, then maybe the person has registered somewhere? Might be worth checking into.

Just about anything from the moma (museum of modern art) store which offers great home accessories, kitchen gadgets, place settings, etc. Their website is momastore.org. Mossonline.com in Soho also has great gifts.

I agree that if someone were to spent that much on me, I'd love them to ask about my wish list first! Does the person have a wish list, on Amazon.com or anywhere else? Perhaps a leftover wedding or house registry?
Failing that, here are some things I think anyone would love:
-Storage chest made by a local carpenter (I have a reference if you need one)
-Artistic (ceramic/sculpted) address tiles. Maybe PM Gallery has them?
-Antique art print, serving platter, or rug from the homeowner's ancestral country if they are connected to their "roots"
-Annual share in a CSA
-Professional rendering or keepsake architectural model of the house itself
-Gift certificate for cleaning services, in-home massage, or visit from a chef
-Rain Barrel kit
-Composter
-Good speakers for kitchen/bathroom
-A quality "wine of the month" or "beer of the month" subscription (is that corny and generic?)
-Sorapot artistic tea pot
The Eros Chair (OK, out of the price range, but lustworthy nonetheless)I always see neat stuff on Etsy, and amazing pieces by Junctionview artists - though those could be less functional.
