Ok, I am at a loss. I own a two story house on a full basement. I have 4 bedrooms ALL upstairs (2nd floor) and my laundry room (very small) is on the main level. Would it be a smart remodel move to move the laundry room to the fourth bedroom upstairs? For me it would be great ... but is there value in a 4th. bedroom. The house is only big enough for a family needing 4 bedrooms if you finish the basement.

Really not planning on selling for 5-7 years. I just put aa travertine walled patio on the back and relandscaped, finished the garage off etc ... I just think for a fat old man I would enjoy having the laundry room upstairs since both full baths are up theree, only a half bath down ... downstairs is just a great room dining room and a large kitchen, half bath and utility room. In total the house is like 1,500 - 1,600 sq ft.

As long as you have the upstairs washer placed in a pan that drains to the outside, you should be OK . Every washer I have owned has blown a hose or leaked water at some point. The noise can be an issue, sometimes you need to do a wash late at night.

We (my contractor) recently put a 2nd floor laundry in for us. We have our laundry in the hallway, and it backs into a bedroom. We did new high efficiency machines that are stacked, essentially in a closet type space. We have the walls insulated to help with noise and have a solid wood door on it. We have a pan, but also installed an automatic shut off http://www.watts.com/pages/learnAbout/intelliflow.asp also. Our laundry was in our kitchen, and I can tell you that having it on the 2nd floor is the greatest thing ever
