As of a few months ago, they had quite a few units still in framing waiting for a buyer. I would guess at least half of the building. And they did have a few people living in the building. They might have just switched realtors, the last one who had the listings didn't seem too knowledgeable.
Green Realty, Paul Mielke and myself are now marketing these condos for the developer. We have also put new pricing and floor plans together. As off late November we have 1 Bedroom Flats for $99,900 and have 100% financing available. All the other large two bedroom units have also been reduced. The complex will be tax abated for 12 years from completion. We plan on having the new website in place soon as the previous one was outdated and not user friendly. We already have two offers on the units scheduled to close within the next few months.

Yeah, these are great places. We toured them before we found our place down the street. ;)
The amenities are springing up like crazy too. One coffee shop within a 30 second walk and another about 3 minutes away, a dry cleaners about 30 seconds away, a new book store just down the street, The Lincoln Theater in your back yard, and all of the eastern side of downtown within a 5-15 minute walk (Main Library, CCAD, Art Museum, Tip Top, etc).

At the risk of beating a dead horse, I hope those plans include rentals considering the proximity to CSCC.
The developer is still in prelim stages of design etc. they are probably a few years away from actually starting anything.
I agree we do have a lack of "new" student rentals in this area.
The tough part with building new rentals is the return on the rate you can expect students to be able to afford. I'll see if there is a discussion on this...if not maybe we should start one to see what people can pay for rentals in the area and what amenities they would expect.
I would even be happy to see more diversity with anything. Mixed use between rental and owned (is that the right word?).
A favorite of mine is the rooming house that the Belmont Apartment folks converted to "student housing"-just a room with a kitchenette and small closet and shared bath down the hall. Not ideal for some, but it seems they do good business, I'm sure they keep overhead low with the small spaces (about 150 sq. ft a room).

I assume you're talking about the ugly concrete building at the other corner of Long & Garfield?
If so, can't wait to see that parcel revamped. That squat little structure needs to go! ;)
