I do think that the turret/wall issue is looking a little better now that there's some verticality behind it. More photos, here:

It still looks like a prison.
No amount of "verticality" will ever make this dibacle look good. Such an epic fail.
Couple of new construction photos here:

Next door to Tribeca, redevelopment of the former studio and bank are moving forward. I ran across -
http://bzs.columbus.gov/commission.aspx?id=16938
Location: 1177 - 1201 OLENTANGY RIVER ROAD (43212), located at the northwest corner of W. 3rd Ave. & Olentangy River Rd.
Proposal: To construct a new restaurant building and to convert a former production studio into retail stores
Request:
3372.704, Setback requirements.
To increase the maximum building setback from 25 ft. to 40 ft. for a new restaurant building and to 50 ft. for an existing commercial building. Also, to reduce the required parking setback from 25 ft. to 5 ft. along Olentangy River Rd.
3372.707, Landscaping and screening.
To not locate a dumpster behind the principle building; to permit the placement of a dumpster on the north side of a restaurant building.
3372.709, Parking and circulation.
To permit parking spaces and a circulation aisle between a principal building and the street right-of-way line along Olentangy River Rd.
I wonder if they are planning on building the new restaurant next to the former Bank, or demolish it?
"To permit parking spaces and a circulation aisle between a principal building and the street right-of-way line along Olentangy River Rd."
This sounds like they want to setup a stripmall type restaurant instead of moving to the new standards for that street. My guess is because they just want to renovate the existing building that doesn't meet the new building codes.
(Shakes head) No comment.
Sounds like they are just renovating. I was told it didn't last too long as a bar & restaurant (Liberty's) but changed into a hip hop club then closed.
Hopefully all of this new development will keep whatever goes there in business.
Personally I have mixed feelings as tearing down that building seems a bit of a waste. The whole area (Third and Olentangy) unfortunately, does seem to be keeping a strip mall vibe.

Sounds like a fast food restaurant to me...

I don't want to walk anywhere near there. Afraid of the sniper.
Calling that Tribeca just adds to the ludicrousness.
I just threw up in my mouth.
I went to take a look with a friend who saw their leasing ad here on CU. It actually looks better in the pictures, it is that sad. I can't believe anyone would have thought this was a good idea given its location. I didn't realize the scale until I saw it in person. It really is a ginormous shitty wall on 3rd Ave.
That said, we also checked out the new apartments in the Grandview Yard just south of this (built by a different company) and those are looking really sharp. Those have a nice urban feel. The difference is striking. Kudos to good design.
I would really like to know more about the inner workings of the Edwards company. On one hand you have an amazingly well done product in Neighborhood Launch and then on the other you have this. In another thread I was critical of some comments the older Edwards made during a speech and really wonder what each person's role is in the company.

Couldn't agree more. I'm not sure how one company can produce two entirely different products in terms of quality. I'm not sure why you would want to have a reputation for garbage development, when you obviously know how to do it right.

Their past and present work in the Brewery District is also top-notch. I'll admit that this and the other suburban stuff they do seem very poorly executed.
But I guess it could be worse, certain other companies seem to consistently turn out crap wherever the product is situated. (Prove me wrong Lifestyles Communities!)
I think it is partially about knowing (or at least thinking) what you can get away with.
Neighborhood Launch looks like a big money project they can spin all of into condos someday - lucrative if they can play it and the tax incentives right. The Crap on Third is an apartment building they feel they can rent to newby college grads and YP's who will live there a few years and move on. I guess they think that naive millennial's will rent anything that seems shiny and new - even if it is tasteless, cheap, crap.
The Edwards companies have some kind of break down into seperate divisions like Wagenbrenner. That said, if they are building crap then the guy at the helm is still to blame. Wagenbrenner has always been good about accountability. Hopefully Edwards is not just putting ads on here, but also looking at the feedback.
Tribeca is a huge wasted opportunity.
^ I sense there is bit of correlation to what landlords do in Weinland Park...because they can.
