Half of a duplex house for rent at 427 E. Tompkins St. (near Summit. St. and south of Hudson St.) for $750/month. Immediate availability.

* Three (3) bedrooms, one (1) full bath. 1,120 sq. ft.
* Free curbside recycling service
* Unit fully cleaned
* Off street parking
* Covered front porch
* Fenced in backyard
* Hardwood floors throughout (except kitchen/bath)
* Decorative fireplace
* Near CABS and COTA bus lines
* Over 500 sq ft of basement storage available
* Washer/dryer hook-up provided for tenant use
* Dishwasher, garbage disposal, refrigerator, stove/oven, dehumidifier, provided for tenant use
* Air conditioned
* Gas heat and gas hot water
* All utilities paid by tenant
* Grass mowing service free of charge
* No smoking
* Small pet allowed with additional deposit.

One year lease. I require a security deposit equal to the rent of one month.

When responding, please answer the following questions:

* Have you ever been evicted? If so, what were the circumstances, and when was it?
* Do you have a job? If not, who will be paying your rent?
* When are you looking to move-in? Have you given your notice to your current landlord?

I've already had a couple of questions regarding application fees, so I thought I would post them here.

Yes, I do collect a $20.00 application fee, per person. In the event that I cannot rent to you (due to background/credit check), I will keep this for my expenses. If I do rent to you, I will apply this towards your first months rent.

I collect your first month rent and security deposit at the time of application. If you are approved, you're ready to go. We just need to sign the lease. If you're not, I keep the $20 per person, and the rest is refunded to you. The easiest way to accomplish this is to write me a check for the application fee(s)and another for the remainder of the rent/security deposit. If you're denied, I'll destroy the second check, or return it to you (your choice).

I'm going to rent to the first qualified person, so if you're interested...let me know!

Two reasons:

1. I don't want to spend my time doing a background/credit check when they don't really want to rent my place. If you're serious about renting, then this isn't a problem.

2. I've had the case where the applicant fills out the application, passes and then refuses to answer my calls/emails about signing the lease (especially when its many months ahead of time). Then, I rent to someone else and the first applicant gets bent out of shape that I passed them up and wants their money back.

I'm slightly flexible on this (given circumstances), but I've found a deposit does wonders in getting only serious applicants.

I am sure you are on the up and up, but anyone would be a fool to hand over that much cash without a signed contract/lease.

The application is a contract until the lease is signed. Like I said, I'm slightly flexible. If someone has an issue, let's talk.

Yes. I never have had the problem where people are beating down my door to turn in an app. I tell people up front that its on a first come first serve basis and I'll tell them if someone else has an app in ahead of them and let them know when/if to turn it in.

Not surprised you rented that out so fast. I live just down the alley.
It's a decent neighbourhood for the most part with some decent growth happening on Summit St.

It is a great neighborhood.
To be honest though, I am a bit surprised. I have never had a place rent so fast (<10days). Maybe it was timing? Or maybe that means I didn't charge enough. The other side took just under 2 months to rent out.

For the size of that duplex, $750 is one of the lower prices that had everything we needed (off street parking, allowed a large dog). Lots of places that size seemed to be $850+.

Thanks for the feedback, Candy. Setting the rent rate is always tough.

Whenever I realize that perhaps I've set it too low, I always tell myself that like to have better tenants that pay less than horrible tenants that pay more. ;) Then again, the price you charge typically dictates the quality of tenant one is to get.

When I bought the place, I had horrible tenants on both sides that paid less. I'm glad those days are over!
