Interesting copy of e-mail from Randy Sokol:
The popular building that is known as YANKEE TRADER is looking for a restaurant or bar for this property. This is located at 463 N High St.
It is an empty space that needs built out, either totally by new tenant, or with TI help from owners. The basement would be great for a party/banquet room for the business that goes on the Main Floor.
There are 3 floors that are available:
Basement- 2000 sq ft
Main Floor- 3000 sq ft
2nd Floor- 1700 sq ft
The rent will be somewhere around the $29 sq ft range
This building is right across street from the Convention Center on High st, a block away from the NEW Hilton Hotel, next to a building that Hyde Park is building a fish concept, in front of the very busy North Market, block away from Martini's Restaurant, and next to Barleys.
This area is already very busy and will get busier with the upcoming convention, that will increase due to the new Hilton

At $29/sq + build out (plus all the regular work the building needs), it's going to take someone with major cash to take on that project.

I imagine that the upstairs will probably be used as apartments, possibly by another entity. So the basement and main floor are 5000 sqft for $12083 per month. A percentage of the build out cost (tenant improvement) is usually worked into the length of the term of the lease.
I don't think that price is bad at all for that prime location. It takes money to make money.

Sounds like a perfect location for a Columbus B Spot. I know Michael Symon has been interested in the Cbus market.

First-month utilities, including Internet and phone service ($2,500)Ok, maybe I am doing my math wrong but this rent comes out to about $2.40 per sq foot and the previous post says $29 per sq ft. $2.40 is fairly reasonable for the area but $29 seems really high. Was it suppose to be 2.90 per sq ft or am I missing something?

Looking at their website, it looks like they also have one in the Cleveland Casino and inside 2 stadiums (only open during games/events).

For the same reason that it was a good location for FlipSide. I think a gourmet burger place would do well with crowds from the convention center (not that they can't get a great burger at Knead).
I don't think the fact that his other locations are in suburban locations or at sports facilities means the concept wouldn't translate to an urban location.

Gotcha. I just assumed that if their current expansions continue to look like they do, I imagine their site search in the market might only get as urban as The Shops on Lane Avenue.
