Here's an honest criticism and idea for you to take this "need" of downtown/short north and do something about it. There are plenty of restaurants located it that area who do not offer breakfast. Offer to lease their space and kitchen for an early breakfast, done by 10am. You rent it, and staff it, leaving the owner with little to no risk, but an additional revenue opportunity for them.
Then you can test your idea and see if there is an actual market for it.
