Mixed-use plan draws size, parking concerns

A mixed-use development proposed for Historic Dublin has been deemed too big by members of the Architectural Review Board.

The development, which plans to include office, retail and residential on 1.13 acres between North Black Smith Lane and North Riverview Street, appeared before the Architectural Review Board Feb. 23 for informal review and feedback.

Doesn't look too big to me, but that's coming from a guy who lives in a four-story walk-up building in a walkable neighborhood 12 miles from his region's CBD.

Yay Dublin, not like Upper Arlington where 5-story monstrosities tower over Kingsdale and the unfortunate neighbors.

The usual rule is "To hell with history when there's money to be made" and it's refreshing to see an exception like this.

I like the density in Upper Arlington. They could use more of it.

Anyway, hopefully these type of dense development can be worked into Dublin's landscape successfully. Certain portions of our suburbs are ripe for this type of densification. If only the car-related issues (traffic! parking! omg!) can be looked at as a positive aspect and not a nightmare scenario.

I agree that there is demand for this density, but based on the lessons of Creekside in Gahanna and the Bexley Gateway, I think they need to find a way to do it cheaper. Dublin doesn't seem like a place willing to do anything cheaper.

nice looking project! I think its really important that CBus suburbs densify as it represents good internalized growth for the region. There are certain groups of folks that want to live in a suburb for any number of reasons and also want to have a walkable neighborhood. There are limited opportunities for that here in Columbus and we are losing on this point to other regions.

Also, the more urban clusters we have in central ohio, the more likely we will be able to get a real mass-transit system started here because I believe thats only gonna happen if both Columbus and suburban residents see the need and value of being linked together in that way.

I feel bad for the creekside at Ghanna drove by it the other day. It was completly dead. None walking around it.

Dublin has done something similar on a smaller scale already:

So I'm not sure if what's happened at Creekside & Bexley is necessarily destined to happen in other areas. And while Bexley's development has struggled to sell condo units, their commercial component seems to be doing pretty well with Jeni's, Rusty Bucket & Moshi.

Most suburbs will eventually have to build "up" to keep adding tax base. For some, like Bexley, Upper Arlington and Worthington, there is no other place to build. I'm pretty excited to see if Dublin approves their new "downtown" up the road. It could become our Bellevue (which is in Seattle) and also encourage a transit line. These communities can't spread out into the cornfields forever. It's just not sustainable in so many ways.

Bridge Street corridor plan moves on to city council

Rezoning and code for the Bridge Street corridor could be adopted by Dublin City Council as soon as the end of the month.

With the lion's share of studies completed, code and rezoning that will guide redevelopment in Dublin's core is moving quickly.

Even though I'm a downtown urban type of guy, I fully support this. I just hope everything moves forward and developers jump on board. This can surely set the precedent for ALL surrounding suburban communities and can only benefit the metro region as a whole.

Way back when, Terry Fogler came into a planning class of mine to talk and much of the time focused on this development. If this plan is followed through I think this will be awesome for Dublin and Columbus. Creating an urban environment from Sawmill/161 all the way to 33/270 has the potential to not only create a model for surrounding suburbs, but have a spill over effect throughout the Sawmill/Bethel/Linworth area. This can also help to change suburban attitudes about urbanism if the most popular/well known of the suburbs develops in this fashion.

Dublin looks to stay [b]on top by planning

Bill Jacob has had his fair share of meetings over the past year. The Historic Dublin business owner and president of the Historic Dublin Business Association said he's been engaged with open houses and meetings in the Bridge Street corridor process.

The Bridge Street corridor plan has been in the works for almost two years and is one plan Dublin intends to use to keep development coming to the city.

If plans continue according to schedule, work on the Bridge Street corridor plan should be completed nearly two years after it started.

Dublin began looking at a long-range plan for development and redevelopment in its core in August 2009, hiring Boston-based consultants Goody Clancy to aid in a study of possibilities.

Historic Dublin parking topic for meeting

A meeting regarding parking in Historic Dublin, will take place at the Dublin Branch of the Columbus Metropolitan Library, 75 N. High St.

Over the past year, city staff has worked with Rich and Associates, one of the nation's leading parking consultants, to conduct the Historic Dublin Parking Demand Study.

City limits valet parking in historic district

In the ongoing effort to improve parking in Historic Dublin, city council last week approved an ordinance to regulate valet parking.

Council on July 5 approved an emergency ordinance that restricts valet parking in the northwest quadrant of Historic Dublin, permitting it only in the Indian Run parking lot.

Dublin Grows Upward: The Bridge Street Corridor Calls for Urban Development

Officials with the city’s planning department have been steadily working on the Bridge Street Corridor plan, which calls for the redevelopment of 1,000 acres located at the core of Dublin, roughly defined by Sawmill Road, State Route 161 and the arc of Interstate 270. Essentially, this development would capitalize upon the success of Historic Dublin and expand around it with denser urban infill that woud take the form of multiple mixed-use neighborhoods built side-by-side throughout this entire area. The Corridor could eventually host over 8,000 residential units in over 15 million square feet of mixed-use space, and be serviced by new mass transit lines connected to Downtown Columbus or other suburban communities.

Foegler returning to Dublin to help with Bridge Street plan; splitting time with Ohio State

Dublin has rehired its ex-city manager to help redevelop its Bridge Street corridor. Terry Foegler will rejoin the city part-time starting April 2 as director of strategic initiatives and special projects. The Dublin resident served as the city’s chief executive from February 2009 until August 2010, when he became associate vice president of physical planning and real estate at Ohio State University .
