Housing prices forecast to fall again

After another mediocre year of central Ohio housing news, a report issued this morning says it will only get worse. The report, by the California real-estate service Clear Capital, predicts that Columbus-area home prices will drop by 2 percent this year, the 28th largest drop among 50 cities studied.

Ohio Annual Home Sales Increase Slightly In 2011

35% of ’11 residential sales were ‘distressed’

More than one out of three homes sold last year in central Ohio was a foreclosure or a short-sale property, according to a new study that highlights the ongoing role of troubled properties in the market.

Columbus ranks 8th on this list of most affordable housing among metros over 1 million.

The authors specifically call out new construction that is significantly controlled by comprehensive plans or through more restrictive land use regulations “referred to as ‘compact development,’ ‘urban consolidation,’ ‘growth management’ and ‘smart growth.’” The thesis is that these places create housing that is unaffordable. And conversely, the places ranked as affordable – Phoenix, Atlanta, Las Vegas – tend to be areas associated with sprawl development.

RealtyTrac: Central Ohio Home Prices May Have Hit Bottom

In a possible sign that Central Ohio home prices have finally hit bottom, sale prices of foreclosed homes are rising – slightly. Foreclosed home sale prices increased almost seven percent in Columbus during the third quarter of last year. Across the state, foreclosure sale prices jumped nearly four percent.

Real Estate Experts Differ On Rental Permanency

January home sales were hot, rising 6%

In January, 1,125 homes changed hands in the Columbus area, 6 percent more than a year ago and the strongest January in three years. An additional 1,845 homes went into contract, 40 percent more than during last January. “This is a direct result of the increased activity during the last few weeks of 2011 — and a great way to begin 2012,” said Jim Coridan, president of the Columbus Board of Realtors.

Central Ohio home sales up 5% in February

Date: Wednesday, March 21, 2012

Central Ohio home sales improved last month as prices climbed over the previous year. The 1,215 homes that sold in February was a 5 percent increase over the same time period in 2011, when 1,157 home sales closed, the Columbus Board of Realtors reported Wednesday. The monthly increased was helped by the leap year’s extra day.

Home sales, prices are on the rise

Jenny and Aaron Gressman have considered buying a house for a year or so. This week, they took the plunge, joining thousands of buyers who are helping kick central Ohio housing back into gear. Columbus-area sales rose in March for the third straight month, bringing total sales for the first quarter to 4,045 — the best start to the year since 2008.

Central Ohio sees fewer foreclosures, short sales

The number of foreclosures and short-sale homes continues to shrink in central Ohio, a report shows, although such “distressed” properties continue to play a large role in the area’s housing. During the first quarter of the year, 37.5 percent of central Ohio home sales were distressed, down from 45 percent during the first quarter of 2011 though up slightly from the end of last year.
