Can someone recommend a good, reliable and certified Home Inspector?

We are in the process our purchasing a new home. Our next step is to have a Home Inspector look at our potential home. Our realtor gave us one, but weÃ¢â‚¬â„¢d feel better going with someone who isnÃ¢â‚¬â„¢t affiliated with our realtor.
We need a House Inspector who is very thorough and not just wiz through the house. Who will actually go to the roof and inspect up there to.

IÃ¢â‚¬â„¢ve used just about every referral from this site that IÃ¢â‚¬â„¢ve requested with positive results. So many thanks in advance for all of your helpful referrals.

Call Dan at Cornerstone.

He really does a good job and has done inspections for myself and about 6 of my friends all in Victorian Village. He know his way around old homes.

We used Randy Reinhart on recommendation from our realtor, and really liked him a lot. He was reasonably priced and very thorough.

Hey there --

I used a guy named Duane Anderson - Anderson Home Inspections - and he was really great. I bought a house built in 1958/59, and he spent literally three hours going thru the place with a fine toothed comb. He went up on the roof, even though it was a little rainy, to inspect the chimney and flashing - and caught some things on the brand new roof that the roofers had to come back out and redo. He also caught some things with the chimney, and mild plumbing stuff that I was all able to have fixed as part of closing.

I attended the inspection, and he also went thru the house, showing me all the pertinent shut offs, filters, and other things that I could easily manage myself - I really, really appreciated it.

He was nice and very professional. Joe actually had us come along while he did the house inspection and explained to us what he found, recommended, and some common home owners knowledge. Plus he answered all of our questions. He took pictures of everything he put in his report.
Because of the snow he couldn't get a look at the roof or the yard over all. We were very happy about his inspection and the report was very thorough. The home owners agreed to do just about everything he recommended be fixed or updated.
I would definitely recommend him for first time home buyers.

Can you arrange for inspection of just a few specific things, instead of the whole house? My sister and I are interested in getting answers about certain cracks and creaks around this 1964 house, whether we sell it or keep it in the family.

Alexs, Are you talking about cracks and creaks on your roof or inside of your house? I would suggest Atlas Roof and Exteriors if you need anything done with your roof. I was referred to them by a friend. Great People! Very professional and knowledgeable! Best of luck with your 1964 house!

Whatever you do, don't use the realtor recommended one

If the inspector finds too many problems (thus ruining the deal) the realtor won't be referring that inspector again

+1 on Dan from Cornerstone.

We used Dan last week after reading the posts on this board, and he did an excellent job and was very thorough, professional, and personable. He answered my seemingly endless stream of questions patiently and gave tons of helpful feedback. I liked how his report was organized by items that needed immediate attention and items that needed monitoring. He was a great guy to work with. Highly recommended!!
