buying a first house - is the bottom still to come (looking at WP or Fton)?

Nice piece in the Dispatch today about WP and $15 million investment -check it out. For comps remember the city spent $30 milion just on the Lincon Theatre on E Long Street - one building. This is a pitance given the magnitude of the task...but it is a good start and positive for WP revitalization efforts!! Hurray!

Unfortunately, from the map and diagram in the paper - not much is being spent on the problem core of WP (North 4th Street or E 7th to E 11th) all on the periphery. This area is like Caprini Greens in Chicago (you can google it).

The core is the CPO managed properties...they spent $70 million 10 years ago on these same apts and they look like they will need to do it again soon....

Another positive thing about WP too is that as it becomes more and more part of the Italian Village area - it will help with branding efforts! I don't know, but it would be nice if CPO moved some of the "subsidized" units out to Hilliards as part of their deconcentration efforts - better public schools out that way too!!

"Cabrini-Green is a Chicago Housing Authority (CHA) public housing development on Chicago's Near North Side, bordered by Evergreen Avenue on the north, Sedgwick Street on the east, Chicago Avenue on the south, and Halsted Street on the west. At its peak, Cabrini-Green was home to 15,000 people,[1] living in mid- and high-rise apartment buildings. Over the years, gang violence and neglect created terrible conditions for the residents, and the name "Cabrini-Green" became synonymous with the problems associated with public housing in the United States.

As of 2008, around 4,700 residents remained in Cabrini-Green.[2] Most of the buildings have been razed and the entire neighborhood is being redeveloped into a combination of high-rise buildings and row houses, with the stated goal of creating a mixed-income neighborhood, with some units reserved for public housing tenants. Controversy regarding the implementation of these plans has arisen.[3]"

There is quite a bit of privately owned property on North 4th Street between 7th and 11th and they are the worst looking ones. The CPO properties were just finished being renovated in 2009 and they are still in good shape. I think most people don't realize that the average CPO resident in Weinland Park is a less-than 24 year old single mother, traditionally a fairly non-threatening group. The real problem in Weinland Park is absentee landlords whose closest relationship to their property is getting the rent check from their mailbox in Bexley, Dublin, or Upper Arlington.

I think the biggest problem is the 16-30 year old single males that are hanging out with said 24 yr old single mothers.
I do like that retaining wall, and just up and across the street the building on the SE corner of 4th and 8th is looking slooowly better, and the 2 buildings on the NE of 4th and 8th (empty Apt. bldgs) are going to be demolished, and hopefully very soon.

Hamlet would be the street I'd recommend; I think there is a brick house for sale on the dead-end part just north of fifth, and the stretch from 7th to 8th has a few up as well. I think the 'bottom' has been reached in the area, but some of the houses listed still aren't priced right.

Admittedly some of the young ladies in the community have made poor choices in terms of companionship. Removing those buildings are on 4th and 8th will mitigate a major eyesore. That would be a great place for a park too!

Oh my god.... if you give a minute of your time to look at the 4th and 8th intersection on google street-view, why are they demolishing the building on the Northeast corner? The Southeast corner is clearly the corner that needs the most attention. Just sayin...

I believe Fresh is mistaken. As far as I know, the planned demolitions are the two apartment buildings on the northWEST corner of 4th and 8th, a huge improvement to that corner and that stretch of 4th.

Whooops. Yeah, NW corner is what I meant. The building showing up on Goog Streetview on the SE corner has all the boards off, new windows? and doors? and they've rebuilt 2 of the porches... But it is still the center of drug activity (that intersection I mean).

We need public work programs for these males that starts at 6:30AM and ends at 5pm (M-F) - they can start with cleaning up graffiti and picking the trash, cleaning alleys and cleaning brush - no ipods/no rap music/and work pants with a belt at the hip - this is my suggestion

Thanks to WP's location there have been improvements made on High and E 5th which are going to greatly boost the number of small businesses on these streets. If I were going to buy in the neighborhood I'd probably consider one of the homes right around the corner from Middle West Spirits.

Fton has been seeing improvements and as mentioned earlier unlike WP there is no High St equivalent...yet. What would draw me there is the fact that residential streets have been improving and there is going be a new restaurant-bar opening up here in the not too distant future which will open the door for other, less adventurous entrepreneurs to recognize the potential of W Broad. The bones for a great urban business district are there and it's one of the city's best in terms of the length of the district and the density, particularly in the western section across the other tracks. Being next to a brand new "High St" with its own distinct flavor holds it's own appeal. I'd probably go with Martin Ave here.
