Amazing House For Rent
319 E Hinman Ave in Hungarian Village
(south Merion Village for those of you who donÃ¢â‚¬â„¢t know where HV is)

I just found out that my bid on a HUD house was accepted (and I am required to live in it) so I need to rent a really great house my husband and I were getting ready to move into.

The house is 2 bd, lr, dr, fully insulated (we blew in cellulose into all the exterior walls) with a 95% efficiency Trane furnace (1 year old) and central AC, newer windows, refinished hard wood floors, a deck, fenced yard (1/2 privacy. 1/2 chain link), ss dishwasher, granite tile kitchen counters, ceramic tile bathroom, dry basement w/wd hookup, even a 2nd toilet in the basement! Great mostly gay or senior citizen neighbors, on the quiet beautiful end of the street. I love this house but I am legally bound to live in another right down the street so itÃ¢â‚¬â„¢s only $550 a month for the right person and pets may be allowed (I interview the pets and owner).

This is kind of horrible. This sounds like the perfect rental property for me but I'm stuck in a lease with my current not-so-great place until the end of April.

Yeah, it's both good and bad. I mean I really really love the house at 319 and put in a ridiculous low ball bid on the HUD house and they accepted! My realtor can't believe it either. I just found out this morning so I'll try to have pictures up Wednesday.

Does your lease allow you to sublet the place to someone else, or to assign the rights under the lease to someone else (i.e., have someone else take over the lease)? That could free you to get out of the place.

Alas, no garage, but there is a parking pad inside the privacy fence. You'd have to get out, open the gate, drive in and close the gate. A pain I know, but the best I could do with the property. I think at one time there was a wood frame garage that probably burnt or fell down.

Lowering the rent to $500 a month as that I hate to see it empty (royal pain in the ass with insurance when "vacant"). Great deal, nice house, great neighbors. PM me if interested.

I finally listed the house on Craigs List and found a lovely pair of boys who are moving in this week. So it is off the market, sorry. I won't have anything else available for quite a while (doing major rehabbing).
