300-plus apartments in works near Downtown

With demand for Downtown apartments booming, the area just northwest of Downtown and at the eastern edge of Grandview Heights will become the setting for more than 300 new units within two years.

Grandview officials last week signed off on plans for the first phase of a development that will have 154 units going up at Nationwide Realty Investors’ mixed-use Grandview Yard development.

I still don't like the location. Would be much better suited for an office building with the highway exposure and on/off ramps of a major highway. I will reserve judgement for the time being. But yea, the modern look should add some flair to a dead corridor. It will be interesting to see how this pans out.

Right now I am not sure it is safe or even 100% possible to walk from Grandview to downtown along that section of Goodale. I would be afraid to bike it. If they are going to throw money at upgrading the infrastructure to make that possible then I am all for it.

That area does seem better suited at the present time for an office building, but there are already a bunch of dead office buildings along Goodale in Grandview with very few tenants. The glut of office space is why Wagenbrenner chose to build apartments instead of offices when they built that new building at the 1300 block of Grandview Ave. It proved to be a good decision.

Wagnebrenner's also own the zombie office building on the western corner of NW Blvd across from the Grandview Yard.

I wonder how much of a hit the campus housing scene will take with these new apartments and the sophomores being required to live on campus?

Does anyone else feel downtown Columbus just transitioned this weekend? With the news of all the new "downtown-ish" development and the success of the truck & cart fest...I think the downtown buzz is growing ever stronger....

That seems to be the case. Downtown is jumping with activity, so is the Short North, I think that stretch of High Street is better than anything in Pittsburgh, Detroit, Cleveland, Cincinnati or Indy. And it is only getting better.
Now if we can only get some more apartments in the Columbus Commons area.
Columbus is the Chicago of the lower Great Lakes states.

Yes!!! I was thinking the same thing all weekend. I've been waiting for news like this for a while and all of a sudden in one weekend huge changes are announced!

I'm involved with the new Ibiza project and another LARGER apartment complex closer to Columbus State...it will only bring more energy downtown.

The Columbus Commons desperately needs to be developed with 2-level retail space and apartments/condos above. The 2-level retail space really needs to front High Street with outdoor patio and terrace space overlooking the Commons.

@columbusmike: Would you be able to elaborate on either of those projects? I'm wandering what Schiff has proposed in response to Waggenbrenner. As for CSCC, is this the Abigail or something much larger that has yet to be announced. Hopefully, it's the latter.

Also, +1 to several comments above on the increased attention downtown and surrounding neighborhoods have been getting lately. I have noticed as well. It seems the momentum just keeps on growing.

Given that my parents (very suburban suburbanites) were downtown this weekend for the second time in a month or two, I'd say yes.

ETA - Of course, if parents are there, does that mean it's not cool anymore (like Facebook)?

In just the four years I've lived in the Short North, I've seen a noticable increase in the number of people just walking around, not only here but in downtown as well.

Goodale between Olentangy and Neil is built for cars and not much else. This apartment building is right smack in the middle of that. Sounds like the bike path will help, but I imagine people still will want to use the street...

Hopefully a significant enough hit. A lot of campus-area landlords have skated by for a long time. A shift in the market demand will force them to act on making their properties more attractive.
