All of the HUD houses I've seen listed have that on the listing. I Think it's a CYA move.

It's also worth noting that it's near the only other significantly intact urban business district, aside from a stretch in neighboring Franklinton, that isn't the Short North. The housing stock is also a good deal better than what people would typically assume.
For everyone looking to buy a home here I suggest the general location of the homes shown in this thread. North of W Broad is the smallest number of homes that has numerous borders that act as barriers as sorts. Railroad tracks to the north, Hague to the West, undeveloped land to the east of N Wheatland and W Broad on the South, serve as a great focus area due to its proximity to W Broad, Holton Park and Rhodes Park. It's a comparably small and manageable area to revitalize vs. the southern half which has roughly twice as many residential blocks.
I've lived in this area for nearly eight years (n of Broad) and I love my home. I basically got the Clintonville style house without the hefty price tag.
