This is completely adorable and I love it, but I can't help but notice that it's also steps away from a place called "Insane Cemetery" ... Google it and look for yourself, it totally says that! WTF???
Insane cemetery is where they buried the people who died at the old asylum which stood where ODOT is. The area is off limits and pretty spooky.

The insane asylum used to be on the Hilltop. The cemetery is from that institution. Lots of history in the area.
Holy crap I can't believe it's labeled INSANE CEMETERY on the googler. And there's the OLD INSANE CEMETERY just steps away!

The house is not directly across the "insane cemetery". The cemetery is on the hill (a distance a ways).
Besides, Holton Park is a beautiful park.

Holton Park and the surrounds are pretty awesome. If you are into cycling, there will be a bridge and connection to the Scioto and Olentangy trail systems in the coming year or so.

Call the realtor asap if interested. Lots of bad landlords are snatching these deals up before anyone can get to them. This house has tons of charm, I looked at it today (through the windows) and if I was in the position I'd make an offer tomorrow based on what I saw. The other good thing about it is location. It is surrounded by block watch members, one of which is only two doors down.
The northeast quarter of the 1900 West Columbus quadrangle shows the Idiot Asylum and the Insane Asylum.

Having only looked at it from the outside I don't really know. It is apparent that the chimney was re-lined as there is a fairly new looking stainless insert extending from the top. I saw a furnace and water tank when I peeked in the basement window. I assume at that price it may not have copper, but still at that price/size what are we talking in repairs? 3-500 maybe for a DIY'er. I know it has a new roof too, no visible cracks in the foundation, and thats about all.
@ jenadrion. If you drive to see the house, drive by the park (which is down over the hill) and it continues behind the recreation center.
Not to mention the existing bike/walking trail that goes from Holton all the way down to Rhodes park.

My guess is that this is a HUD foreclosure. If it is, the $10k is just a price they put up, the actual selling price is highest bidder, with preference for people who will actually occupy the house. Actual value where it is located is likely $40-60k.

Yup, the owner is "SEC OF HUD" according to the auditor's web site and your price estimate would seem to be supported by some of the more recent sales.
