Long Street was known as the Charles and was the home of medical offices for many years. It sat vacant and in disrepair before it was demolished late last year to make way for new offices, retail and apartments. Today, Mayor Michael B. Coleman, the Affordable Housing Trust and Near East Side neighborhood leaders visited the site where construction is underway that has created more than 150 jobs.</p> <p>“This is another step in the revitalization of the historic King Lincoln District,” Mayor Coleman said. “We are creating jobs for today and building a neighborhood for future generations.”</p> <p>The new Charles is being constructed with $2.2 million Neighborhood Stabilization Program funds. Once the building is completed, the Affordable Housing Trust will relocate its office there, bringing eight employees. The Charles will consist of 10 apartments on the upper floors with retail and community space. The eight two-bedroom and two three-bedroom apartments will be available to low-income households.</p> <p>“The Affordable Housing Trust is very proud of the building that is currently under construction,” said AHT President Steve Gladman. “This building creates local jobs and provides 10 quality affordable housing units for moderate-income families. The Trust will be moving our offices to this building, and we are pleased to be part of the Near East Side Community.”</p> <p>Mayor Coleman was on hand two weeks ago as Near East Side residents unveiled the NoBo on Long Condominiums. It was sponsored by Major Michael Coleman, Boyce Safford and others and took an inventory of neighborhood assets, historic homes, the Arts, churches and both residential and commercial opportunities (both existing) and future E Long and Mt Vernon and what residents desired for future development. The rendering looks amazing with a big WOW factor and is appropriate to the historic district. Have still not been able to get confirmation that the plans have been reviewed by the Long Street Business Assoication or Olde Towne East Neighborhood Association. These were all technical zoning and building documents. It sounds pretty solid, but the commissioners were not at all happy with the lack of presentation detail. Renderings were practically non-existent and the verbal explanation for variances was not acceptable for them to approve the project on the spot. The vote was tabled until their next general meeting (Thursday) so that they've have a few extra days to get better presentation material.</p> <p>All in all it sounds like the variances are for good reasons (minor height adjustment for a historic-looking turret atop the building, reducing parking lot size by 20% to comply with urban overlay, etc). I think it will get approved and be a nice fit for the area.</p> <p>One point of concern expressed by commissioners is that the ground floor is 1/3rd retail and 2/3rd office space. The office tenant is already lined up though, so that's the give and take. Would rather see more retail, but no guarantee on how quickly it would be filled.
