What’s Your Favorite Development?

Okay, so we all bitch (well, at least me) enough about developments we loathe (everything from bad aesthetics, density, location and/or timeliness.) I want to know what are your favorite developments.

There are some constraints: The development doesn’t have to be from Columbus, but must be appropriate for our city and please include a link describing the development. If you do list a development outside of Columbus, please list an additional development from our fair city.

For me I get my jollies from Harrison Park, Rush Creek Village, The Jeffrey (not Jeffrey Place) and Ibiza. Outside of Columbus, Tide Point, Baltimore floats my boat. Your favorites?

  • I like the Brunson. Cool mix of old and new. I like the interior layouts as well, and the central location is nice.

    They were a bit pricey for my budget, but they completely sold out, so I guess they were priced right.

  • I like Burnham Square, but the architecture alone isn’t what does it for me. I like that, but I’m not in love with it. Cliche as it is, it’s location, location, location.

    In other cities, I like the Post Massachusetts Avenue for a luxury rental midrise, which is that until recently I wouldn’t have said we had in this city. (The Seneca has obviously changed that, as has the arrival of some Carlyle’s Watch condos on the rental market.) I thought that something about this size would go well on the double set of surface parking lots between Gay and Long on the west side of High.

    I used to live in Mariemont it is sooooooooooooooooooooo cute. I love it there even though I do not care for Cincinnati as a whole.

  • As far as I know, there is no big developer attached to this project but it is my personal favorite in Columbus. It is near my house down in OTE, which probably has a lot to do with it. When I moved into the neighborhood, this building was really just a brick shell. You could stand on the sidewalk, look up through the empty window openings and see the sky above the buildings. I thought there was a fire but neighbors told me that the owner let the building deteriorate until the roof just fell in.

    There are a number of things to not like about the building. He built a pitched roof over the whole building instead of just rebuilding the flat roof. He used vinyl siding in between the windows instead of wood paneling like the original probably had. And the fake window grids make me want to hurt people.

    But there are more things to like about the project. He is reusing an existing building instead of tearing it down and leaving an empty lot or building some ugly POS. He’s removing a place for people and animals alike to squat. You can’t see in this photo but the parking lot behind it was overgrown and used as a dumping ground and he’s cleaned all that up. And he’s taking a risk in a part of the neighborhood that is in pretty bad shape. I don’t think there is much right there in the way of crime but theres also not much renovation going on around him. Hopefully this will spark something for that corner.

    It frustrating to see that this guy can restore a building that was just a brick shell, on a street corner with nothing else really going for it, and three blocks away the Columbus Foundation finds it necessary to demolish a building that wasn’t nearly as far deteriorated. But I won’t start bitching about that again.

  • For Downtown/Short North/German Village here’s how i rate them:

    1.) North Bank

    2.) Ibiza (this is a very close 2, it could be 1.5)

    3.) Buggyworks (including future plans)

    4.) Neighborhood Launch (just walked buy the new section, this will look great)

    5.) 8 on the Square

    6.) 5th and High (I think that’s what it’s called)

    7.) Dakota

    8.) Brunson

    9.) Beck Place

    10.)tie Yukon Lofts, Terraces on Grant, Ohio Lofts, Building in the back of the Jeffery

    Future prospects:

    The new Brownstones in Short North

    The Jackson (need to see some sign it’s being built)

    The Jeffery (good idea, now build it)

    Never met the guy but if this is his business model, I do like him. I’m not as into historic preservation as I may give the impression on here. I’m more an advocate of being smart about development and not wasting resources like perfectly good buildings. As far as him using some crappy materials, that can all be replaced with better as they need to and the market will better support nicer materials.

    I forgot to mention but I think Columbus Compact has/had some role in getting this project going.

    It is at the corner of Sherman and Oak in Olde Towne East. I don’t know of any website but you could try calling Columbus Compact and see if they know anything.

  • I know where the building is now, motorist. Glad to see it’s getting some use.

    I’ll have to get in touch with the realtor and see what the going rate will be on these units.

    I noticed a few days ago that they blacktopped everything behind the building. No garages, no landscaping, just blacktop from the back of the building to the alley. Not wild about that.

  • The renderings I saw had carports.

    I’m really curious to see the layout of their lower level suites (01,02). Right in my price range.

  • *New Village Place in Italian Village for its colorful, slighty quirky homes and rowhouses and most importantly serving as a local example of successfully incorporating low-income resdidents.

    *North Bank Condos for adding people, 24 hr use, and another building in the skyline.

    *Creekside, Bexley Gateway, and The Heights in Grandview for showing promise in adding density to suburbs.

    *The Brunson is just all-around great.

    *Hamilton Park Condos for more affordability and adding to and up-and-coming neighborhood

  • The buggyworks is probably hands down my favorite. I can’t wait to see whats next with that development.

    And I really like The Heights condos in Grandview. Its a nice density for that area and i really like the architecture of that building.

    I can’t wait to see what Ibiza will look like when its done! hopefully soon-ish…it takes patience.

  • Overall, I like Carlyle’s Watch and Burnham Square. Great mix of location, interesting design, and a connection to the neighborhood.

    My favorite interiors are at Buggyworks, but really dislike the location. I also like the interiors of Sterling Lofts, Schlee Malt House, and Wall St. Condos in the Brewery District, but maybe I’m just biased. ;)

    I’m also a big fan of Urban Oasis and The Jackson on High, but they’re not built yet, so they’re only penciled in for now.
