Edwards Companies Converting Born Brewery Building into Apartments

By: Walker

The Brewery District is currently experiencing a rebirth, with the addition of new nightlife and entertainment options to the area. And now, new apartment units are already under construction on South Front Street.

“We had the original vision for the creation and renovation of the Brewery District almost 30 years ago,” says Jeff Edwards, president of Edwards Companies. “We’re now beginning the renovation of the historic Born Brewery building into luxury apartments, which will be our last development in the neighborhood.”

The building will be home to 47 new apartment units with construction scheduled for completion in the late Fall of 2012. Price points for the apartments have not yet been determined.

“The Brewery District may be the most livable area in Downtown Columbus,” added Edwards in reference to the close walking proximity to groceries, restaurants, Downtown offices and other essential amenities. “Really nothing more in terms of retail is needed.”

  • I wonder how much they’re going to be renting out for.

  • I imagine on the higher end if they’re luxury apartments. Liberty Place bills itself similarly, and according to Metro Rentals they rent as low as $995 for a one-bedroom to $1995 for a three-bedroom. Brewer’s Yard is similar with $950 at the low end for one-bedrooms to $1550 at the high end for two bedrooms.

Purely speculation on my part though. I imagine we’ll heard actual rates from Edwards within the next few months as construction progresses.

  • Do you have any idea of how much an apartment in the Atlas building would cost? (And when it’s going to be finished?) I would kill a few baby sheep to live there.

Also, do you know what is in 275 S. Fourth Street? This whole time I thought that was the Atlas building.

  • 275 S. 4th St. is the Hartman Lofts. Very nice.

  • Stephen — I’ve not seen anything announced for the Atlas building yet, so anything from me would be 100% speculation.

  • Edwards has done so much good for the Brewery District, I was taken aback and sad to read the  “…will be our last development in the neighborhood” comment.

  • Aren’t all apartments and condos “luxury” ?

  • No. There are plenty that don’t have as many amenities and features and are prices more affordably.

  • Speaking of luxury apartments…..It’s too bad we don’t have more “over store” apartments in Columbus and the US because there really is a shortage of lower income housing.  Apartments above retail spaces were often much more affordable for lower income families up until WWII.  Now a lot of these types of spaces are considered a luxury!!!

It’s unfortunate that our country continues to build large low income housing projects out in the suburbs….putting those who often don’t own a vehicle very far away from the things they need (grocery, schools, jobs, etc).

  • I think there’s a lot of opportunity for that type of over-store units Downtown, but I’m not sure if it’s a lucrative enough concept for building owners. I think many of the floors over active ground-floor retail are either small office spaces or storage, and I imagine they need some major renovations to become residential units.

  • Edwards consistently puts out quality product. These will be interesting right next to the Sterling Lofts, which you can purchase and own for much less. The Hartman Lofts are actually at 150 E. Main FYI.
Those rentals will command a decent dollar – Let’s hope the finishes they choose back up price.

  • We walk downtown almost nightly and one of the things we’ve been doing has been looking for all the hidden apartments’ downtown and in areas such as the short north and Brewery and believe it or not there are quite a few of them with “Addresses” listed on the call boxes in the doorways of stores downtown. Also if you look at the windows you can pretty much tell “Office” from “Home” Décor.

The big trick we’ve ran into when looking for our place is just finding them listed or finding someone to call and ask about them?
