Contemporary Condos Under Construction on 5th St

By: admin

The Neighborhood Launch web site now shows some data for a new phase of the project at Gay and Fifth. It will have a ‘contemporary exterior’, which I think will add some nice visual interest.

Neighborhood Launch wrote We are excited to announce that our next phase of Neighborhood Launch is underway and we invite you to meet with our sales team to learn more about the new contemporary design in our neighborhood. Same interior townhome and garden unit concepts but with a truly contemporary exterior. This building will include 21 homes each offering garage parking and personal outdoor living space. A few units even include balconies on the top floor. Prices range from $179,900 to $492,900. Expected completion date is January 2009.

  • Put a grocery store in there and I would heavily consider a relocation. It’s affordable and central.

  • North Market is less than a mile from there. Giant Eagle in VV is not much further. Kroger in GV is probably about 2 miles from there. Never understood what the big deal was about grocery stores and downtown. I can’t think of many places in Columbus suburbs where you can live and drive to a grocery in about 5 minutes.

You’re right. I’m spoiled as hell where I am.

because its nice to be able to just walk/bike a few blocks and grab a few things and not have to hassle with a vehicle. Grandview is REALLY nice that way and that is what i have gotten used to.

  • Biking to North Market or that giant eagle by bike is the equivalent of walking a few blocks. No excuses!

Not to excuse anything, but I should point out that biking up to north market or the brewery district Giant Eagle from downtown isn’t really “bike friendly”.

For example, going downtown to/from North Market you can go High or Park, and that’s about it. Neither street is well designed to accommodate bicyclists in that both feature heavy car and truck traffic traveling at fairly high (~40 MPH at some times) speeds with no designated bike lanes.

I’m generally OK with it as I’ve been riding for a while, but for a novice rider this might be daunting.

  • I also still don’t own a bike, so that puts a slight crimp in the issue.

just saying someone could likely make a boatload of money opening a decent small grocery up in that development. more of a Wawa (a 7-11 with some produce) than a kroger.

north market is fine. its close… but its not going to work for everything and they’re not open late. You certainly cant go in there and get a Digiorno pizza and a couple of rolls of toilet paper at midnight.

the nearest giant eagle is the one on neil and buttles. Not going to comment on the quality of the place beyond the word “iffy”. When they open in that *proposed* location near north market then maybe we’ll talk.

A WaWa would be good, but even better would be a well stocked NYC style bodega. Someplace to score a decent dark chocolate bar, an overpriced 6 pack of toilet paper, some condoms and a cheap bottle of wine.. in short everything a downtowner might need at 11:30 on a Saturday night.

I figure with enough density this will come.. See also: Invisible Hand

  • I like these better than the faux historic new multifamily structures they started with.

  • mightymighty wrote I like how they look, but if the square footage is similar to the other condos I’ve seen down there (like the size of a medium sized one bedroom) then the price is kinda high… and then I remind myself that the price would be extremely reasonable to good in a more ‘major’ city… but yeah.

Yeah, looks like they’re mostly in the $240-$250 per square foot range. Which isn’t bad for the middle of an urban area a city the size of Columbus.

If you’re interested, I can help you find a nice historic brick home about a mile east for in the $30-50 per square foot range. :D

  • There’s been some talk in the past year from two different sources about a potential small-size grocery coming to Gay St:

Hopefully one or the other will happen. If not, I agree that something else will come along to fill the need.

There’s also a carryout on High, near the corner of Gay. I’m not sure of their hours or their products, but it could help out for quick items.

  • Is this downtown Columbus or downtown no-whereland? 2/3 stories?

Looks funky, I like, but it’s not urban living, that’s for sure!

$250 a foot to buy, $1-$5 per foot to rent

is partial ownership worth it? this is why condo sales have started failing in a major way downtown

too much inventory and no demand, and even with decent demand the prices are way beyond realistic
