The Neighborhood Launch web site now shows some data for a new phase of the project at Gay and Fifth. It will have a ‘contemporary exterior’, which I think will add some nice visual interest.
Neighborhood Launch wrote We are excited to announce that our next phase of Neighborhood Launch is underway and we invite you to meet with our sales team to learn more about the new contemporary design in our neighborhood. Same interior townhome and garden unit concepts but with a truly contemporary exterior. This building will include 21 homes each offering garage parking and personal outdoor living space. A few units even include balconies on the top floor. Prices range from $179,900 to $492,900. Expected completion date is January 2009.


i actually like to design and features that the buildings lend. lots of brick and painted brick!!! which isnt bad, reminds me of the continent but nice. hopefully it isnt too trendy and 10 years from now its not awful. its good to see a project of this size moving along at a good pace.
Nice. I love that they’re making this project look so diverse. I was afraid that being as large as it is that it would all end up looking like one big mega-complex in the end, but it’s shaping up quite nicely.
Now only if the Long Street and Fourth Street sides include some ground-floor retail. :D

What’s wrong with it? Besides the retail blunder (pretty stupid to omit, in my opinion), the contemporary ones look pretty sweet.
i like it.. it reminds me of Brooklyn in a way. the lack of retail would be more of a problem to me if there wasn’t so much empty street level retail downtown.
that statement was in regards to the buildings at the northeast corner of 4th st and gay st. the pic thats at the top of the post was not up there earlier. the modern renderings at the top look rather massive and very much like an office building in the arena district.

i was checking out the renderings and flythroughs on the website. if this looks half as good as that we’re in good shape.
anything they put there beats parking lots any day.
See that’s what I’m saying… I don’t care for the architecture, but beggars can’t be choosers? If it’s a choice between parking and residences, residences comes up a winner. They look “nice” because they are new. But the architecture is sad to me.
Just a nice new condo whatnot. It is what it is, and will go some small distance toward “unparking” our city.
i should have finished that last post. yeah the larger buildings are not bad. the walking tour gives you a better perspective on the scale and features of the building. the brick allows them to blend in abit better. what would have been cool is if they were made completely of cast concrete.

I think they’ve done a nice job of varying the materials (color and texture) and depth of the facade to break up the building. It is not overly symmetrical, nor overly random – a controlled chaos.
Regarding the fly-throughs, I’m sure those that were at the meet-up there would agree that the renderings are remarkably in line with what was built.
Looking closely, I’m wondering why they have a sprinkling system on the roof.

It’s not like any retail store that wants to locate within walking distance of these condos will be unable to do so. And there’s more undeveloped and underdeveloped land within walking distance of these condos that could be developed with retail included if the retail space market picks up downtown and demand for more surfaces.
I like how they look, but if the square footage is similar to the other condos I’ve seen down there (like the size of a medium sized one bedroom) then the price is kinda high… and then I remind myself that the price would be extremely reasonable to good in a more ‘major’ city… but yeah.

I like it. Diversity is what makes up a true “city” nieghborhood. As long as the interior fits the exterior, it should appeal to a new buyer that the existing condos do not. From a recent visit, my first impression was the the base finish selection (flooring, counters, hardware, etc) far surpassed what a buyer would be able to get in comparable condos. I was there alone and was suprised at how quiet the units were compared to the weekday lunch time rush that was going on outside.

Looks like a pretty cool project on the outside. Hopefully they won’t go cheap on the interior finishes. This is usually where these projects seem to fall apart in Columbus.
I was recently in Kramer Place and was shocked at how cheap and poorly finished they were. I always thought it looked jahnky on the outside and was hoping they were going to be better finished on the inside.
I don’t know why but “contemporary condo” makes me laugh. Sounds like a nod to “adult contemporary” to me.
i really like the design, we need more like it. it also fits in really well with the CCAD neighborhood. still not to keen on the idea of having a neighborhood of such low density so close to the core, but again, it’s better than parking lots. maybe it will grow on me when the development gets a little bigger and starts looking like a neighborhood. i have appraised 2 of the townhomes and one of the bridge lofts and i must say the quality is pretty damn good, up in the top tier compared with alot of the other projects i’ve walked through. i also agree on the fact that there needs to be some retail involved. it is a five year plan so it could be tweaked on down the road.
