From NBC4:
Construction Continues On Downtown Apartments, Condos
By Denise YostCentral Ohioans have seen a steady decline in housing prices over the past two years. But that isn’t deterring the developer of the River South Condominium and rental project in downtown Columbus from progressing, NBC 4‘s Patrick Preston reported.
The continuing construction of the $25 million, 206-unit project is a good sign in a bad economy. The buildings are scheduled to open in the summer of 2009, with 130 rental units and 76 condos for sale, starting at $125,000.

Construction Continues On Downtown Apartments, Condos

125,000 for a starter home in central downtown is not a bad deal, no matter what building materials they use. Also, I like that they stated in the article that its not that people dont want to move downtown, they just feel like they cant sell their home in the suburb. I’ve heard this from multiple people at work.
I was a bit skeptical on these places at first for the same reasons as Neighborhood Launch. Thought it was too short compared to the other nearby buildings, but now that construction is coming along I’m starting to like it more and more.
I think it is good to have variety downtown too. Just hoping that young folks are able to buy these up instead of people just looking for investment places or business commuters looking for downtown apartments just to use a few days a week. I wonder if LC has any sort of vetting process to make sure their target audience is actually renting.
How much will it cost to rent?
Dunno how accurate this is… but from an older article….
I thought it was $700 +. I may be wrong.
glad to hear that this is still moving. i haven’t run past there in a while; i’ll have to make a trip if the weather improves a bit. i think this will be a fantastic boost for any retail development along high between state and mound. getting more people living there provides some density. hopefully, those new residents will actually live downtown as Walker was saying. they’ll have a great spot if Coleman has his way with the riverfront and the mile on high efforts. maybe it will even facilitate something good going in the old city center.
Agreed. Between the new Riverfront, the OSU Urban Arts Space, and the potential that lies both at City Center and Artspace’s interest in the Trautman Building, this could be a VERY cool spot to live in a few years for anyone interested in local arts and downtown festivals. ;)
I wish these were done now so I could take advantage of the 4.75% interest rate!
Heh. Did you call them? Most places start selling before construction even starts. I wouldn’t imagine they’re waiting for completion before the sales begin.
I havent’ heard of any sales taking place yet, but i’ll call and find out if they have a showroom setup or something.
Perhaps we’ll schedule a CU meetup-tour when it opens! :D
I heard from a friend last weekend that the condos have all been sold and the apartments already have a waiting list, but that’s just through the grapevine. Has anyone here talked to anyone at The LC lately? I’d be really impressed if this were true.
Floorplans are posted, but pricing says tbd:

I already emailed them, but I’m going to call to get more info.
BTW these 2 bedrooms are pretty freakin’ big ….. between 1300 and 1800 sf
That is pretty large. I’m impressed. I’d imagine these places could make a pretty good investment in the long term if Riversouth continues to develop.
I got an email back and they said the only info being released right now is what’s on the web, so Walker you might have got some inside info.
Also, If you look at the pics, some of these places are going to have some pretty decent views.
