Club 504/Toxic/Unk.?

The Toxic thread got locked as the club closed (which I think is fantastic.)

Anyways…what does anyone think should be done there?

It’s an IDEAL location right now for a good night spot…just one that doesn’t suck…hmm!!

  • I read a few months ago in the dispatch that a developer wants to tear down the building and put in a 6-story condo unit there.

    I like that bottom end of the Short a lot…

  • The Toxic signs are down and it was open last Saturday, the strobe lights were going and there were a few people on the patio….no clue what is up…

    Bottom end of the Short? Are we thinking of the same place? Isn’t this the place that’s practically right behind Nationwide Arena?

    Maybe I’ve just got my district boundaries confused in my head, but I generally thought that anything south of I-670 was Arena District and north of the highway was Short North or Vickiville. :?

    Not that it makes a whole lot of difference for the immediate discussion, but I generally thought that the Powers That Be were more friendly to high-density residential south of the highway than north. (Thirteen floors might admittedly still be pushing it, though.)

    I usually identify the area you guys are talking about by calling it the “North Market area” because I consider the Arena District to be the newer developments right around the arena… and yeah, I consider the Short North to stop at 670. It’s hard to give things exact borders anymore with the 670 cap bridging it all together. It also seems like the business in between will consider themselves a part of both the Arena District and the Short North just depending on where they’re advertising…

    Maybe if that whole Market development plan comes into fruition, that area will start to be branded as the “Market District” or something like that. Who knows? ;)

    Yeah, it seems like most of the high-rise developments will be occurring downtown, but there are several low-rise high-density projects just north of 670… ParkviewYukon

    Well actually, it’s called the Market Exchange District, but close enough…

  • Yeah, i know… “Market Exchange” and “North Market” districts could get confusing. Ah well… someone gets paid good money to figure that stuff out, so I’m not going to worry about it. ;) hehehe…

  • I would say prior to the 670 cap that the Short North did infact begin North of 670, but now with the 670 cap “bridging the gap” I like to consider the Short North encompasing all area down to Swan & High(Abracci.) I dunno…my girl lives at Park & Swan and I call it the Short North because you’re 100 steps away from the actual defined Short North, but maybe I should call it “North Arena Short Victorian Market Village District.”

    I’d call that pretty comfortably part of the Arena District; the Convention Center has always been pretty solidly Arena in my mind, and that’s right there.

    Walker: Parkview, Yukon, and Victorian Gate aren’t really “high density” residential–Yukon in particular is only two floors of actual residences, IIRC … maybe three. I just checked the zoning on all three land parcels; Yukon and Parkview are still both listed as being zoned commercial, so they’re a little slow with the update, but they’re both listed as being in an H-35 height district, and I doubt that’s going to change. Miranova, by contrast, is in a no-height-limit district. Ditto the Brunson.

    504 N Front St. is zoned somewhere in between. It’s in an H-60 district, nearly double Parkview and Yukon, but not like the Brunson (which is thirteen, exactly what the guy wanted to build here). Five floors would be allowed in there no problem, and likely eight or nine.

    Personally, I don’t really start calling something high-density until it gets to 10+ floors, but I think going to D.C. on weekends has skewed my perceptions on that.

  • i heard from a reliable source it will become condos. there are plenty of clubs in the area that need more crowds before they build another club.
