22 Acre Development West of Arena District

Plans for a residential community west of the Arena District in Columbus could get a boost if Plaza Properties Inc. lands a state grant to offset the cost of cleaning the former industrial site.

The Columbus-based developer plans to seek $750,000 from the Clean Ohio Assistance Fund to help clean up a 7.7-acre portion of the 22-acre site where the Union Fork and Hoe Co. and Jaeger Machine Co. had manufacturing operations.

Plaza Properties plans to build 243 housing units on about 4 acres in the first phase of development that could get under way as early as 2010. The first section, expected to cost about $36 million, will include about 15,000 square feet for retailers. The developer sees having as many as 1,000 housing units on the site.

  • Nice. Been a long time since we’ve heard an update on this area. Huge chunk of land over there. Could have some nice riverfront access to if it all gets cleaned up.

  • Hey, I know this place! I once rode my bike up that gravel road between the 670 ramps off of Neil (north side of map against 670). There was a HUGE homeless camp up there inside of a bunch of industrial ruins. I didn’t realize until just now how huge those ruins really are from looking at the map. I think I might go back out there and explore sometime soon. There is a virtual wasteland up there of unused, unbuilt property. What an awesome space this is going to develop into.

  • I was wondering if this fell through, but glad to see it back on the table. However, this is out on the brink of Downtown and of course it would be more difficult to get several separated parking lots Downtown but it would be so much better to fill in those empty spaces instead of creating a brand new neighborhood.

  • don’t know if anybody cares, but i did the math and 243 units on 4 acres would result in a 6-8 story building. since we don’t have a rendering yet, i thought i’d lend some sort of visual. i’ve been waiting to here something about that area. as far as i know, developers own alot of those parcels. they are just sitting on them waiting for the downtown housing market to become a little more favorable.

    i hope to god they don’t build a bunch of brick boxes. a nice riverfront park extension and bike path would be nice too and would slightly offset the fact that the highway is close.

  • It will be brick structures, it always is. We should steal Newark’s name and call ourselves Brick City, i have never seen so many bricks in my life. I mean maybe that is a good thing, and we could market ourselves using it, after all condos made with bricks are much better than housing projects made out of bricks.

  • Brick looks really sharp as long as it’s kept in good repair. The problem is that when a neighborhood falls on hard times, brick can start to look drab, sterile, and weather-beaten. A poorly-maintained (or abandoned) brick industrial or commercial building is practically an icon of the Rust Belt.

    If I have to choose between “brick city” and “vinyl siding city” it’s a no brainer.

  • Unless I am mistaken, this property already has beautiful brick structures in place, in need of renovation. LGR owns far more than the 22 acres they are seeking to develop at this time. I believe I read somewhere that they own 80 acres of land just west of The Buggyworks property. All of this makes perfect sense no matter what the ‘state’ of downtown housing is – with a new ballpark nearing completion and the Arena and highway access so close by…

    The site of a former factory near Huntington Park could be developed into a residential neighborhood, providing a crowning touch to the western reaches of the Arena District.

    Plaza Properties is working to transform a 23-acre tract along Nationwide Boulevard just west of the future baseball stadium into condominiums and apartments, among other developments.

    Development of the initial project phase would cost $33.7 million, or about $37 million including the land, and would include 243 condos and 15,000 square feet of retail space. Van Landingham hopes that a restaurant operator will lease space near the entrance to the development.

    “We think this project’s time has come,” he said. “This is going to be a residential community not unlike Italian Village or Victorian Village. It’s the largest in-town parcel that we know of.”

    Eventually, the site could contain 1,000 condos and apartments, restaurants and offices.

  • So I went and saw the buildings yesterday.

    First off, the Dispatch article does not have the address of the buildings correct. I am a bit surprised that people don’t check their facts while holding positions that require fact checking (a recent Wine Buzz magazine stated that Tip Top was in the Short North). These buildings are in the 500 block of West Nationwide…

    There is a metal sign affixed to the front of the first building in the row that states there will be a hearing held on Front Street July 9 regarding the site clean up and ‘select demolition’ of the building area. I hope they keep some of the old brick building(s)…

    So is this a seperate development from the Arena District Giant Eagle one? If so this area is going to see amazing changes over the next 3 years.

    Yep, the GE development is at Neil & Vine, NW of the Arena and directly W of the North Market.

    This neighborhood development is further W of the Arena on Nationwide Blvd, directly W of the Buggyworks.

  • Yes, the Jaeger Commerce Park is west of Buggyworks … west of the railroad tracks, in the little (well, not even really that little) pocket of land formed by the river, the railroad tracks, and I-670. I’ve never actually stood on that parcel, but just looking at what it’s near, the views from taller buildings on that land could be truly spectacular.

  • i just wish i could see renderings of the building and site plans for these developments. a drawing on a napkin would be fine. just give me something. it drives me crazy.

    it would be nice to have a site where all of the developers and the city go to every month to update with renderings, announcements, and anything that has to do with the projects process from start to finish. even if the project fell through, let us know so we’re not left wandering what the hell is going on. it wouldn’t take long and would satisfy my appetite for urban renewal info. and interest.

    like i said, a sketch on a napkin. it’s better than nothing at all.

  • Great! Larry Ruben from Plaza properties is Columbus’ answer to Donald Trump. I think his sister Marcy would do a better job running Plaza Prop. She’s got better business savvy and is more personable than Larry.

  • So is anyone talking about making more affordable housing for urban dwellers, such as myself? Why can’t anyone build a loft building and each unit be left raw, so the occupant can build it up themselves. Why not include average creative people in the revitalization of downtown or should we leave it up to some $$$$ conscious developers ego?
