16-Unit Apartment Addition Planned in Victorian Village

An historic home on Third Avenue in Victorian Village may soon be getting a noteworthy facelift. Borror Properties (who is also working on a larger 101-unit project at Third and Dennison as well as a 24-unit proposal in Italian Village) is planning to restore the Italianate-style home and complement it with a separate four-story building at the back of the property, which would house 16 additional rental units and 17 parking spaces. Another 9 parking spaces and new greenspace is planned on the outside of the building.

“We’re excited about restoring the Victorian house and removing the crazy office addition that was built at some point in the sixties,” said Jeff Baur, Executive Vice President of Borror. “Just removing that will be a huge enhancement.”

The project was first presented to the Victorian Village Commission at February’s meeting for initial review. Some concerns were expressed by commissioners about the orientation of the new building being on the back alley rather than the front of the property facing Third Avenue and not having a true “face” to the building outside of parking garage entrances.

“We took the commission’s feedback from first meeting and made some improvements based on their comments,” said Baur. “We gave the new building more of a front-door presence facing Third Avenue.”

The altered project will be presented a second time to the Victorian Village Commission at Thursday’s meting this week.
